The converted loft
Half the terraces in Goodmayes and Seven Kings have one, and it is a full room of furniture that a three-bed listing describes as a three-bed. It is also at the top of a narrower staircase than the one below it, so it affects the method as well as the volume.
The side return
Usually a kitchen twice the size we would otherwise expect, with twice the glass and ceramics. Kitchens are the longest rooms to pack in any house; a side-return kitchen is longer again.
The garage or the shed
Tools, bikes, paint, garden machinery, the freezer. A proportion of it cannot legally travel at all — paint, fuel, gas, anything pressurised — and what remains is heavier than it photographs.
Under the stairs and the alcoves
Small individually, substantial together, and consistently forgotten when somebody walks a surveyor round. We open them because they are where the last hour of a move disappears.
A second household
Multi-generation homes are ordinary here rather than exceptional. Two households in one house is more furniture, more rooms in use and more labelling — not a harder job, but a different one, and it belongs in the figure.

- Bay front, narrow hall, half-landing turn, tiled path. The hall and the turn decide what leaves in one piece.
- Interwar semis
- Gants Hill, Newbury Park and the wider roads. Driveways and garages make the vehicle side easy and the volume side heavy.
- Post-war and estate housing
- Barking and the edges. Generous layouts, straightforward access, and volume that rises steeply with length of tenancy.
- Detached and larger houses
- Woodford and South Woodford. More crew, longer carries, and frequently a move out of London rather than within it.

What do you need to see before quoting?
Every room, plus the loft, the garage, the shed and the alcoves. Video is fine for most Ilford houses; in person where access or volume earns it.
We have a loft conversion. Does that change the price?
It changes the volume, which changes the vehicle and sometimes the crew. Mention it at the first conversation and the figure covers it from the start rather than being revised.
Can you move us on completion day?
Most local house moves are. Completion times slip though — we build in what happens if they do, and storage bridges the gap if the chain breaks.
Beds and wardrobes?
Apart by hand, fixings bagged and labelled to the frame, rebuilt at the other end. Anything already dismantled once is worth mentioning.
What about what we are not taking?
It stays. Clearance and waste carriage are a different trade under a different licence. We take our own packing materials away and nothing else.
